Typically, a ransom strip is worth 1/3 of the project. So if the stand costs £100mil then its worth £30mil. Its value has nothing to do with the actual value of the piece of land. They're one of the biggest companies in the UK, they earn 10x a week what we earn in a year, do you honestly belive Sainsbury's would be that bothered about a small bit of land at one of their thousands of stores across the country and would intentionally hold the club to ransom over it ? No chance. Why would they ? It just makes no sense. Seems far more likely to me that the club wanted it on the cheap and soon realised they wouldn't get away with it against a company of that size and so spent years using that as yet another excuse.
They couldn't just give that away, Blackrock is one of their major shareholders and they aren't known for their generosity.
