Main Stand redevelopment thread

Away fans always stand anyway, the club and everybody else knows that.

The stewards can't control it, we all know that. So would there be a question of liability if there's an accident, I suspect this is more about the club protecting themselves than anything else.

Demolition and the planning system interact in a convoluted way.

Basically, planning permission is required for most works of demolition, but the right to demolish is granted in advance by standing legislation, unless that has been withdrawn in your particular case. In any event, you have to give the council notice of the demolition work so that they can approve the method. Whilst they are thinking about that, they may also attempt to withdraw your rights to demolish if it's appropriate to do so. It can get very fiddly, and usually only good for the lawyers.

It doesn't come up very often. Usually you include the demolition you want to do as part of your overall planning application for the replacement structure, as happened with the Main Stand and the Wooderson Close houses. That avoids all the potential mucking around involved in gradual demolition by stealth. The downside is that the whole project, including the demolition, gets assessed against planning policy, which doesn't like the loss of housing. Not insurmountable, but a significant complication. Ultimately, planning is about weighing the pros and cons, and the loss of the houses would be assessed in the context of wider economic benefits associated with the scheme. Based on the main stand project, Croydon council seems very supportive of redevelopment at selhurst, so it could be done. I would expect replacement housing elsewhere as an absolute minimum, though.

That's just to get planning permission. To actually demolish the houses the club would, of course, need to own them. One route is to buy them one at a time as and when they come on the market. Not unheard of. Usually done on the quiet. Or, the club could make overly generous offers for the houses and see if that works. Usually done if the project has become imminent rather than theoretical. Or, the club could ask the council to use a Compulsory Purchase Order (CPO) to buy the houses by force at market rates. That can only be done if essential for a specific public benefit. Redevelopment of selhurst might be such a benefit, though possibly not so great as to justify such a draconian CPO. It would be very different to, for instance, using CPO to get the slither of carpark from Sainsbury's for the main stand. That would have been an open and shut case if it had got as far as a CPO.

Liverpool did a mix of all three for their stand project I believe. I'm not sure that there is the same demand for housing up there, though, as in London and the club has a much more central role in the international image of the city than Palace do, so not really a straight comparison.

Plus, Liverpool were absolute arseholes to their neighbours. They ran the streets down by letting the houses they had bought go to rack and ruin, piling on unfair pressure on those remaining residents who didn't want to sell until they had no choice. They totally shat on a community. The papers touched on it once or twice but soon went back to portraying the club as having a special bond with it's poor but honest working class people, and all that s***.
In short, its never going to happen. Park Rd is used by a 1000 plus vehicles each day in the week, there is no way the council or TFL will close it permanently for 26 matches of football a year.

I don't know what you mean. Roads get closed all the time for building work and surface repairs. It could be closed for a limited time while a new stand is being built.

Hi Guys,
Anyone out there have any news as to what is happening to the centenary wall Bricks?
Thanks in advance.
Up the Palace.

Why would they not incorporate them into the new stand, this is what annoys me about our club, our history is tinpot as it is, colours nicked from barca, nickname stolen from benfica, some dubious claim to when the club was founded.
A genuine part of the clubs history, represented by fans and the club get rid of it.

We had a similar issue at my local club. There was a fundraiser when the club was in debt. As part of "what you get" they said you become a lifelong patron of the club with your name up on a big board. After about 7 years they took it down and people were unhappy. It's a tough one. On the one hand the fans may have been told how long the bricks would remain (someone will educate me as to what they were sold) but on the other hand, the people who sold that concept probably don't hang about.

So if we still played in claret and blue, were still called the Glaziers and had won a cup in 1952 you'd be OK?

I suspect you'd still be moaning.

Yeah, id be much happier, the marketing of the club is terrible, it has been for years. Now we have to put up with graffiti writing all over the place to attract the south London mandem. Its so cringe

Many thanks for all the responses re.centenary bricks.

Have contacted CPFC and they asked me for details of the inscription on the bricks and stated they will be back in touch with a more definitive answer later
I don’t think they really gave it a proper dignified consideration to what should been done with the centenary wall.

It would need to be closed forever, if the talk of buying houses in Park Rd materialises. If the road remained, whats the point in buying the houses.

The purpose of removing the houses would be primarily to resolve any light issue problems.
If we wished to extend the stand backwards, the road could be rerouted around it. I'm no expert; I'm just thinking about possible solutions.

I would agree that the image of the club can sometimes be a little cringeworthy, but Red and Blue and an Eagle as our crest is fine with me, pinched or not.

The best marketing is having top players and winning things. That sells shirts and seats.

It wasn't too long ago we were trying to steal Sunderlands song. Our club has a great and unique history, founded by workers from the world's biggest glass structure, one of the great tourist attractions of Victorian London, its not even represented on either kit this season.

The Glaziers makes perfect sense, what's an eagle even got to do with the club or surrounding area, you only get them in Scotland don't you. A phoenix would have made more sense, we could have even had a cute little parakeet.

It would have been easy to incorporate the centenary wall into the new main stand, instead we will probably have SE25 spray painted across it.

White tailed eagles on their way back it seems

Well the claret and blue was donated by Aston villa , most clubs have got there colours from other clubs , Glaziers is about the only original part of our history , for obvious reasons ,

We played royal engineers in first FA cup semi losing replay due to all our best players couldn't play for one reason or another in 1871

Glaziers from a building that was originally built in Hyde Park.

Selhurst Park used to be a brick foundry. Perhaps 'The Brickies' would have been more appropriate, or maybe 'The Inaccurate Dinosaurs'.
