London House-Price Slump

We can see from the article below, the crash has already disproportionately hit Creepy Crawley. And 2 bedroom apartments have really taken a hammering everywhere.

Majority of the falling prices in London are for leasehold flats, which most buyers now won't touch, and rightly so - service charge bills are exploitative to the extreme.

Most new-build developments in London don't sell out anymore, with developers hanging onto dozens of units post-completion of the building - this type of reality was completely unheard of 10 years ago, and the difficulties developers are having in finding buyers is meaning a lot of hesitancy in them launching future projects.

Major reform of the sector is needed.

Yup. Changes to CGT rules brought in in 2020 and tightened last budget. Housing being treated like any other investment now, and people are getting out because unlike the stock market it's linked to wages and growth is gone.
 
Latest Inflation figures higher than expected which will delay any interest rate cuts , People are still struggling with personal inflation . Eating out has become a luxury , From a personal point of view I have noticed food prices , Air fares and entertainment prices are still rising quickly ..
Property asking prices along with the amount of new sellers seem to have risen in January but many property’s will stagnate on the market due to unrealistic pricing and eventual over supply .
Food price inflation is running at 4.5 % 😱

When I was in London recently the cost of eating out has rocketed, even just a pub lunch. Fish and chips and a pint plus the now commonplace " service charge " means you're looking at 30 quid.

National insurance and business rates will only make this steadily worse.

It's a death spiral for hospitality as increasing prices means less customers and an increase in prices.

Then you have the what is a pub, what is restaurant, what is a hotel issue?

I went to a nice pub in Wandsworth Town called the Alma, good beer, good food and it has 20 hotel rooms. What category would this be or do you start havniung split income source to fall into a category?

This would lead to all kinds of work arounds, free beer with a meal, free food with drinks etc

Hit the dodgy businesses harder, Turkish " barbers ", US candy stores, vape shops etc

Whilst I agree with your comments in Beckenham high street the food places are packed. I go to London quite often, same there. I think it's a south east bubble.

You do wonder how people can afford to eat out. My weekly shop has gone through the roof meat especially being expensive.

I often go to Lewisham, supposedly one of the poorest London boroughs and yet there are dozens of motorbikes outside MacDonalds and the other food outlets even in the mornings.

Prices have certainly leapt in the last 3 years , Been to the Alma and agree it’s a decent pub , Hospitality price rises don’t always produce higher profits or help cover increased costs , for struggling businesses ,
You might have the same amount of punters paying more per item but they reduce their purchases , For instance we used to have a starter , Main , Possibly a side with a bottle of wine even 2 if in the mood .
Now we usually only have a main and glass of wine each to cushion the increasing cost of eating out and head for the nearest Spoons for drinks after lol .
Only time we spend big eating out is if it’s a special occasion or we are abroad where’s it’s cheaper .
