London Apartment-Price Crash

I have heard from lots of people they have been told their lease will not be renewed as the owner is selling up. This must have an impact on the market.

Going to get even worse at the prime end of the market if shares prices have the predicted downward correction forecast by the BOE today .
Reckon there’s an insider dealing scandal waiting to come out the woodwork .
 
Majority of the falling prices in London are for leasehold flats, which most buyers now won't touch, and rightly so - service charge bills are exploitative to the extreme.

Most new-build developments in London don't sell out anymore, with developers hanging onto dozens of units post-completion of the building - this type of reality was completely unheard of 10 years ago, and the difficulties developers are having in finding buyers is meaning a lot of hesitancy in them launching future projects.

Major reform of the sector is needed.

A new block has just been finished in orpington high street (where Woolworths used to be ) they came without 1 parking space. All yellow lines/RingGo round there.
They didn’t sell 1 of them.
All going to social housing now apparently.

My mate bought the private rd next to it, as he has offices down there.
The builder approached him, as they needed their scaffold to hang over his rd. he charged them 100 grand and bought a new car!

Are you suggesting that the good people given social housing would then illegally sub let for gain because they know the local council don't care or bother to check?

I seem to recall there were outrageous suggestions this was not uncommon in the Grenfell tragedy.

I forgot, the practice in Grenfell was well known but the council waived all prosecutions so they could get a more accurate number of deaths, of course no one admitted it.

Total piss take of those who are net payers taxes by those who are net receivers

The Renter's Rights Act is reducing supply and therefore increasing rents, well done Labour
When I was a boy , People rented because they couldn’t afford to buy , Now it’s more expensive to rent than buy , A correction was always on the cards TBH even more so now there’s little capital gain for Landlords if any from annual house price inflation , Too easy to just blame rent reforms , Rachel is planning a rent freeze soon , It will certainly happen if Starmer is topped .
Sell up and stick the money in savings at 4% guaranteed return until the economy is more stable is my advice .

RRA is far from a perfect policy, but this doesn't feel accurate - rents are not particularly increasing in London, certainly no more steeply than in an average year.

Landlords selling up has been a trend for the last few years, predominantly driven by rising interest rates and service charge bills - rent doesn't cover costs in a lot of cases now. I don't think RRA has helped in this regard, but I also don't think it's the cause.

Landlords selling up will also continue to push purchase prices down and this should open up buying to more local people, which is no bad thing.
