The club I used to play for had an annual cricket match against Norwood at the ground near the lake, they were always very competitive and a good wicket as I remember.I met a couple in the 80s who were resident on South Norwood Hill.To this day they still reside in the same property.

Croydon being a complete dump due to rising house prices is an interesting theory. I have an idea why you might think that but what’s your reasoning? And it could change if Westfield becomes a success.

I agree that lots of things are cyclical but what’s your theory these shithole town centre suburbs will become affluent again in 20 years?Im in Wokingham and no, I belive rising house prices will see massive change, the rich decided they wanted to live closer to the city, the only affordable places in london left are places like Croydon, Hounslow, Edmonton, which have all become the worst places in London but in about 20 years they will all become affluent suburbs again.

Not when they are full of people who don’t know what civility and pride of your surroundings is ! Happy to live amongst the crap and rubbish they throw in the street.Just off how long it took to transform the inner city slums, places like Hackney, Brixton and Peckham are unrecognisable to what they were 25 years ago, look at Streatham, id actually class it as a pretty posh area now. Mitcham, Norbury, Norwood and Lewisham next and then hopefully Croydon will become a habitable town again.

whether a place transforms into wealthy Shoreditch or a Kip. Its surely all down to money and Government Policy. When the Tories brought in 'the Benefits Cap'...it transferred a lot of the longterm unemployed off to kips like Stoke-on-Trent and Middlesborough.
I can never understand how places like Newham are on the doorstep of the greatest Labour market on Earth ( the City ) and yet seem to be full of longterm unemployed types. Meanwhile all the accountants & Lawyers commute in from 60 miles away, every morning - at an enormous cost of money, effort, and time.
i reckon , to get to live in one of the great World cities should be a privilege. Send all the scumbags off to dormitory accommodation on the Shetland Islands.....until they get a job at least.
